Becauuse of the kroc center and st. sebastian. Alot of old buildings were or are going to be tore down.

I wonder why Old Towne's home prices do not in any way relate to the White's building. A 3 bedroom 2 bathroom home in Old Towne runs from 75K to (maybe) 230K?

Cheapest 3 bedroom in the White's Building is what 250K?

Wonder how much Old Towne will rise in the future...

Well Old towne is a bit separated from the active part of downtown... which is broad street from 9th st up to 13th st...you have touy walk several blocks past some seedy establishments to get to where you want to go on Broad St, plus Old Towne is bounded on two sides by some sketchy neighborhoods... section 8 apts, etc.. so I think this just depresses its overall value. If the lower blocks of Broad between 5thst and Gordon Hwy can be developed more like the upper blocks then this will cause the value of Old Towne to rise.

I agree with all the negatives you mentioned, but you would think we the very limited number of "nice" homes in Old Towne that they would command a premium. I guess the area I am referring to is Broad, Ellis, and Green : 5th, 4th, and ending at 3rd.

Even in that limited area there are maybe 30 homes that are 3+ beds 2+ baths, and have some updates. You would think the top 10-20 homes would be going for 200K+.

I know the pink house on the corner of Broad and 4th is listed for sale at 230K, but it has not sold for that price yet...

Old Towne is definately a bargain.. and I don't think those prices will last.. but downtown is still very much in the early stages of gentrification.. So I think demand is going to increase and prices will rise in the future.

I would give Old Towne 5 years... by that time hopefully some gov projects would have at least started downtown, Christ Community Church will be up and running on Greene St, and the overall economy would be on the way up.

ST. Sebastian has aready started downtown. What other govt projects are planned for downtown. Gilbert manor is being knocked down to make way. For the MCG new medical school, dental school, and medical commons.

Getting rid of Gilbert Manor will be a big boost to the area. Instead of warehousing the poor in institutional looking barracks.. it is much better to have them living in real homes that they have a stake in through partial ownership.
