The Sutherland Mill was renovated recently this year(medical condos/offices). It was hidden before. The construction on Saint Sebastian is making it visible from street level. The buidling is eco-friendly.

The St. Sebastian Way extension will pass directly in front of the building and connect Sutherland with the Medical District and Reynolds Street.

I think the Medical District is going to expand across Walton Way towards the CBD.

''Three or four large physicians practices," Mr. Boardman said(the developer). "There's no longer any land for them to buy around the hospitals."

How do you get to the mill?

With the $112 million school of dentistry under construction. And a $31 million outpatient cancer center, $105 million medical commons, and $112 million school of medicine going up on the old Gilbert manor property in 2010. Land will be even harder to come by near the MD.

I guess the mill is still a mystery to most. It was hidden and the renovation is fairly recent.

Here's a pic of the Gilbert Manor property. Back in 2008 before it was demolished.



The Medical District is going to be super urban and dense.

Well, until St. Sebastian Way was extended, there was no way to actually get to it, no actual road went to it, the only way was from a dirt path going under the Calhoun Expressway. I actually think that the elevated portion of Calhoun from 15th to 13th should be removed or realigned to join in with Greene street at 15th, but with the new road coming from Riverwatch, that might be a little difficult...elevated highways don't do anything but drive down property values...other cities are actually tearing down their elevated highways in their downtown areas and replacing them with parkways, etc. as they revitalize their downtowns...realigning Calhoun to end at 15th street would make that area more desirable and attractive.

Saint Sebastian is more a elevated highway.

Extending St. Sebastian Way from Walton Way, over the 1st and 3rd Levels of the Augusta Canal to Reynolds Street.

Widening of Greene Street between CSX railroad crossing and 15th Street

Extending Greene Street from 15th Street, parallel to the CSX railroad track, over Hawk’s Gully, through Broad Street, to a grade-separated crossing over the CSX rail line to a grade-separated interchange with Riverwatch Parkway.

Improvements to 15th Street from north of Butts Bridge to Reynolds Street.

Bicycle lanes and sidewalk walk improvements that connect to the mixed-use path along the 1st Level of the Augusta Canal.

Improved roadway lighting with decorative fixtures.

Upgrade or construction of ten traffic signals.

Widening or construction of six bridges including:
St. Sebastian Way over Augusta Canal, 1st Level
St. Sebastian Way over Augusta Canal, 3rd Level
Greene Street Extension over Hawk’s Gully
Greene Street Extension on ramp to Riverwatch Parkway over CSX and Riverwatch Parkway
Greene Street Extension off ramp from Riverwatch Parkway over CSX

Medians to improve safety and bridge


Clay Boardman purchased and renovated the Sutherland Mill. Purely because of Saint Sebastian. There is no land around the Medical District to expand. So any new medical building will have to move across into other areas. Sutherland mill now has tenants and four large physicians practices intrested. Because it will now connect to the Medical District. Thanks to Saint Sebastian.

I like the design for Saint Sebastian. It's downtown but not in the heart of downtown. It also will bring new bicycle lanes and sidewalks. That will connect to the mix use path along the first level of the Canal. I think it will be excellent after its done.

I'm not talking about St. Sebastian, I quite like how they've designed it, plus it's not an elevated highway, it's a ground level road with a few bridges, Calhoun is an elevated highway, there's a big difference...and Calhoun (the elevated portion between 15th and 13th is an eyesore in my opinion), plus it's rather unneeded today, that whole area around Enterprise and Sutherland mill would look very nice and appeal well to medical tech companies without it, it's outdated and many cities are tearing down roadways like it that they have in their downtown as they revitalize.

The area of Sutherland mill is about to skyrocket in growth. Bascially Augusta has a booming Medical District and downtown.

Hopefully the new road and overpasses in combination with Sutherland Mill and the new dental/med schools will spark redevelopment of the eyesore areas along Jones, Reynolds, and Greene between 15th and 13th streets.

Oh, anybody know what MCG is going to do with the current School of Dentistry building on Laney Walker and 15th street???

Yeah, I hear they are going to use it for office space and things like that! They can hire more professors and what not! Also it is going 2 be used as a don't quote me on this library I'm thinking. When I find the article ill put the link on here for you !

Default Clay Bordman's $5 million investment

The newly renovated Sutherland Mill is being marketed as available medical-office space, playing off its proximity to Augusta's medical complex.

A new bridge over the Augusta Canal and the addition of St. Sebastian Way will make the mill property more accessible to the hospitals, she said. "It's the perfect space for doctors because they can literally walk over to the hospitals and not have to fight for a parking space," Mrs. Murray said.

The historic mill is next to Enterprise Mill, another of Mr. Boardman's textile-mill transformations. Unlike Enterprise Mill, which has office, retail and residential tenants, Sutherland Mill will be selling the office space much like condominiums.

The 56,000-square-foot mill has 44,000 square feet available for purchase on the top two floors, with some space on the ground floor. The mill's use for medical offices and the new road support Augusta's Master Plan, facilitated by Augusta Tomorrow to promote additional growth of the medical community in that part of the city, said Dennis Skelley, the president and CEO of Walton Rehabilitation Health System and the president of Augusta Tomorrow.

Walton Rehab, the mill's neighbor, has benefited from the project. A public road between the two buildings has been opened and now serves as another way to reach 13th Street. Mr. Skelley said he and Mr. Boardman coordinated efforts so the development and improvements would complement the hospital. In exchange, Walton Rehab agreed to upgrade its landscaping and the utilization of its freight dock at which tractor-trailers deliver supplies to the hospital.

"With the development of the mill, we were able to widen the street between the two buildings, and it now connects to the parking and easements of the new mill parking lot which finds its way back to the new St. Sebastian Way," Mr. Skelley said. Whether the mill directly affects Walton Rehab depends on the type of medical services that will occupy the new mill.

Sutherland Mill uses high windows in some areas to capitalize on natural light and cut energy costs. Rainwater is collected and used to reduce reliance on city water.




What used to be a textile-mill waste facility has been renovated and is being marketed as space for medical offices. It is awaiting LEED silver certification.
