From what I've read, the project would consist of 2 parts divided in half by an extension of 12th street to the levee, east of 12th and west of 12th.

East of 12th would be the stadium.
--The stands for the stadium would be raised 1 floor above street level, allowing for retail underneath.
--There would also possibly be a restaurant at the levee area.

West of the stadium would consist of a 520 space parking garage.
--Build on top of the garage would be a hotel on the levee side with up to 150 rooms (approx. 6 stories tall) and an office building on the Reynolds street side with approx. 5 stories each approx. 18,000 sq. ft.
--There is also a possibility of including residential in place of the office space or in addition to it.
--The 'planted' portion of the property would remain as a garden, and some of the office space could be used as a golf hall of fame museum.

It's certainly no Atlantic Station, but it is still a pretty hefty project, especially for Augusta. If approved, this thing would rival the Port Royal (if was before it's time, don't get me started on that) development and the Riverfront Center project.

But, all arguing aside, I'd really like to see this become a reality. It really could have a significant impact on downtown. This in combination with the TEE and the huge amount of new traffic at the arena could all work together and downtown development in the private sector could really explode. But, right now it still seems like a long shot, even with Jacoby on board with purchasing the land. But on the brightside, if Jacoby buys it and the stadium is shot down, at least we know the property will be in good hands.

The office buildings, condos, hotel, stadium, etc will create a skyline in Augusta.

Not to mention the $40 million Tee Center, 3 story commerical building, 8 story $25 million Hyatt Place hotel, and $10 million parking garage(starts construction in June/July). They're all being built right beside the mix-use entertainment venue.

All these low rise buildings! Why can't Augusta aim for a high rise hotel or condo?

I guess demand's just not there yet. Land costs are still low enough to where it's still cheaper to build out not up. As downtown becomes more and more desirable, you'll see more demand for space down there, resulting in increases in land values, resulting in more developments building taller buildings with smaller footprints.

Also, you gotta build the lowrises before you get the midrises, and you gotta have the midrises before the highrises go up. So, downtown: lowrises? check. midrises? check. highrises? they're on their way, just wait. Also, I know we'll never see any 40 or 50 floor building in Augusta, but I expect that we could see two or three more 15-25 floor ones around 2020. Just my guess.

Low-rise buildings are considered to be 4 stories or less. Most of the buildings will be taller than 5 feet(midrises). I think the economy has to improved further. Before we start seeing new buildings 15 stories or higher.

Davis says he'll forward Golf Hall of Fame bill | The Augusta Chronicle
Sen. Hardie Davis is waiting Thursday afternoon for his moment to send to the governor his bill to sell at auction the 16 acres on Reynolds Street that the state bought for the now-defunct Georgia Golf Hall of Fame.

Davis held a press conference Wednesday to urge Mayor Deke Copenhaver to promise a referendum before any taxpayer funds were committed to a baseball stadium. The mayor responded in a telephone interview later that day that a referendum would be needed only if bonds were used to finance part of the project.

Davis said Thursday after the Senate's lunch break that he had spoken with Copenhaver by phone that morning. "I don't think we're far apart at all," Davis said. "The concerns I raised, I think he is very sensitive to."

What don't you understand? Why did you highlight the 3 story/commercial building when it's not even apart of the mix-use entertainment development?

1.The mix-use venue includes office buildings(80,000 sq. ft. of office space), retail, restaurants, a 150 room hotel, stadium, and condo buildings. This will create a skyline downtown.


2. The Tee Center, 3 story office/commerical building, 8 story Hyatt Hotel, and $10 million parking garage is a seperate development.


#1 and #2 are two TOTALLY diffrent things. They're only going to be built next to each other.

I never mention skyline anywhere near the Tee center developments. I said the mix-use entertainment venue will create a skyline. I clearly seperated the Tee center developments and the mix-use venue developments on my post. The 3 story commercial building is grouped with the Tee Center each time.
