I have been looking at new home in Steiner. After some negotiations, the realtor is telling that the builder is willing to come down by about 8.1% from asking price. Final price is still about 13% more then the base price of the house. In other words they are asking 13% more from the base price due to structural and deco upgrades. The new price is still higher then the some of similar tax appraisals in the community. I am not sure if there is more room for negotiations.

Tax appraisals aren't a good source for what you should pay. If you can find a house EXACTLY like yours (same options etc) and what it sold for, then you have a place to start as far as comps. Your tax amount will either be 1) on the land only for the first tax year or time of posession or 2) on the purchase price of a completed home. You have to want the home enough to pay the negotiated price and think it's fair. The base price, without any upgrades, is not the norm. Most opt for upgrades in one way or another. My suggestion is to not get too caught up in percentages but have your Realtor (if they haven't already) pull up comps in the MLS for the neighborhood because most builders will hire a broker to list houses on the MLS.

We've told you in previous posts that you can't go off tax appraisals as those are "assessments" not appraisals.

Also, a brand new home with today's building costs will cost more than a house that is one or two years old. New/newer homes have less issues, hence valued higher.

If you don't trust your agent, should you be working with him/her?

I would try to find a resale. You can probably find a resale of the same floor plan for less money.

We have a Morrison home. New homes with our floor plan were going for about $100K more than we paid for ours. And we got a much bigger lot, on a cul-de-sac backing to a greenbelt. Sure it didn't have granite or stainless, but that was easily changed for a heck of a lot than the price difference.

Just wanted to clarify - we live in Steiner too.
