Hi,

I think people who bought inventory homes during early 2000 can help me here.
What were the options given by builder for new homes? Did they include sprinkler, blinds, covered patio? I appreciate your replies..

I have no idea if it'll help you or not, but we are early in the process of building a home currently and was given an insane amount of options/upgrades to convince us to build before the end of their fiscal year. If interested in that info, PM me.

It totally depends on the builder and the price level, it can vary greatly among developments. But no one includes blinds! Everyone has to get window coverings themselves, and then when the house is sold again as a re-sale, the window treatments stay with the house. Higher end homes can include sprinkler systems and landscaping, at lower price points builders only provide sod. Generally a covered patio would be something added by the owner. Knock on some doors and introduce yourself to the neighbors, one of them should know the scope

Several builders offer blinds, just not in all their communities.

Not sure if this is what you are looking for; but, our 2004 Drees home has a few 'upgrades': Full stone fireplace in two-story great room, media cabinet built in(instead of bookcase), epoxy coating on garage floor, classical Roman floor tile pattern in common areas, etc. Since we are not the original owners, I'm not sure how these 'extras' came to be included.

Really?! Wow, I have never heard of that but most of my experience with production homes is nearly a decade or more old now. There must be quite a margin it.

They usually put the very cheap ones in, like the PVC faux wood ones. Lennar does "Everything's Included" as their marketing so they typically do it, and you can get DR Hortons and Gehans to throw them in too, along with other builders.

I would think this person is interested in buying a home built in 2004 and is being told so and so was an upgrade so that's why the house is more expensive... or the converse so and so was an upgrade and the seller didn't get it so that's why the house is less expensive than the comps.

Mezman is partly correct. I just want to get an idea before making an offer. I do have a realtor. But I think the numbers are what we decide.
