Nope. Central Austin is north of the river. Says the real estate agent.

N of Ben White Blvd. and South of the river is South Austin. (Though, in actuality, most real estate agents would say south of the river, north of Ben White, east of I35 and west of Mopac is MLS areas 6 and 7.)

I agree with your post except I strongly disagree with the inclusion of Houston and Dallas as "cities" along with the likes of SF and NYC. Dallas and Houston do not compare to those cities whatsoever.

Indeed, Dallas and Houston are giant sprawling cities with downtown areas too, perhaps even moreso than Austin. They may have bigger populations and bigger skylines but they both have a "feel" much more akin to Austin.

Oh, Lord, I just read that accurately. Yeah, west of Mopac and east of I35 have to go all the way around the planet, wouldn't it?

I think the river has been a psychological divider for a long time but its power is waning. There are now more connections including a bike bridge across the lake. Mid-rise residential developments on Barton Springs, Lamar, and Riverside have allowed many more people able to enjoy central amenities. This has mirrored property values which have gone up tremendously in the last 10 years. Anything that close to the CBD is what I would consider central.

Frankly, I agree with you. But there are slices of Dallas and Houston with a much more urban feel than Austin. My point was that the Austin really is a town. Dallas and Houston are sunbelt cities with a feel more like Austin than Boston for sure but they are actual cities. I have no doubt that the OP would be miserable in Austin.

I'm curious--in your eyes, what makes Dallas and Houston "actual cities" whereas Austin is merely a "town?"
