Hello,

We are making plans to move to Austin and looking at the listings online. We have noticed that there are some INCREDIBLE houses on Windy Ridge Road by the Lake Travis Basin that are so CHEAP! Is there something wrong with that area? It makes no sense that these beautiful 4000 - 6000 square foot houses are less than $600,000 and STILL ON THE MARKET! Our realtor won't really give us any answers. We won't be able to come down to Austin for a few months now and we really need our house squared away before we get there. If any of you know why this area is so cheap please let us know. Is it as windy as the street name says? What is it? It is only a 16 minute drive to the main basin, I would think that land would be far more valuable. Please enlighten me if you can. Thank you so much. We really can't wait to move to Austin!

Looking at it in google maps, it looks like it was developed as an unregulated area, outside of the City of Austin or any other incorporated area. Not your typical subdivisions, little or no building permits required. Some structures are a mix of modular prefab and stick construction. About half of the area has limited purpose annexation or is regulated only by Austin's ETJ. Some of it is still not in the City Limits. http://www.ci.austin.tx.us/annexatio..._by_decade.pdf Some of the property is being used for commercial or industrial land uses. I don't know if they are zoned that way. There are some really nice homes in the southern parts of that area. It will probably continue to improve, but parts of it will be mixed use for some time.

Checking on zoning, most of the area is Limited Purpose Annexation, AG or DR zoning. AG is Agricultural, DR is Development Reserve, limited to Single Family or Carriage Stables land uses. http://www.ci.austin.tx.us/developme...edusechart.pdf

You might check and see who provides the water, electricity, street services, gas/propane etc. Also, who provides the fire and ambulance service.

Talk to your insurance agent, they might be able to discover some reason that the area is problematic.
