I would move out of Wells Branch and into 78703 in a heartbeat if I could find a nice 2000 sqft plus house for under $250k that was walking distance to a nice park, library and a coffee shop. Since I don't think that exists in 78703, I'll have to make do in Wells Branch.

I realize it isn't necessarily a fair comparison -- because of price -- but didn't want someone unfamiliar with Austin to read that statement and think Wells Branch was the only place that had those amenities.

Best part of Wells Branch is no city taxes. On the other hand, Wells Branch is a terrible, run down crappy place to live. Should not have bragged about it and risked it being overrun with the morons that had ruined other parts of Austin.

Arrgh! Don't tell me this! I sold my house in Wells Branch about 3 years ago, and although I moved into a nicer house, I still miss my old house. Wells Branch was comfortable. Such nostalgia. I often find myself hoping that the people who bought my old house will sell. LOL. As others have said, it was a VERY convenient location. I'm now in Round Rock, and trying to get to 35 is a nightmare. And I take the toll to get to Mopac...which used to be FREE from Wells Branch.

That is not close to Wells Branch. It is closer to the Scofield Farms area. Nice try. You evidently have never spent any time in Wells Branch.

Or, apparently, based on most posts, in Austin.

I have friends who recently moved out of Wells Branch. They wanted better schools (they were on the Pflugerville side) and a safer feel. They ended up moving to Avery Ranch. I think it is a decent neighborhood, but I agree with some of the previous posters as it seems to be on the decline.
