I'm tight on cash and would greatly appreciate your input if the following are good quotes for Sprinkler + SOD installation at my 4 year old house with a total of ~4000 sqft yard(2300 Front + 1800 Back)
RainBird Sprinkler -- 2400 with 6 year warranty (6 zones)
Sod - 165 pallet including installation (total 9 needed) - Celebration Bermuda/St.Augustine
PowerRake out old vegetation - 675 + 90(Round-up)

I think that sounds good. Typically, zones are $500 a zone, so you are good there. Don't do St. Augustine....

Thanks for your comment.. Wondering why you dont recommend St.Augustine? Both of my neighbors have it and its coming into our yard as well.. I thought its better for Austin weather..

St Augustine requires more water than others. If you are putting in new lawn, you really may want to look into making as much of that space as possible low water areas with native/xeriscaped planting, as we will always be just a step away from drought here, if not in it. Others know more about varieties of turf than I, so hopefully, some of them will add their comments.

It would depend on whether or not you have a lot of shade trees. Bermuda doesn't grow in shade, but St. Augustine does.

Search is your friend, plenty of threads around here discussing St Augustine's water thirsty vs other choices, i have seen most are leaning towards Zoysia/El toro variant.
