An article appreared on the front page of Austin American-Statesman on this topic. It is a good one and I think the quesiton that you asked has been addressed as well. I just kind of chose random break points....

The Statesman article discussed the rise in the average value of homes sold, but it didn't do a very good job of explaining it.

If the market for lower-cost homes is falling even faster than the market for expensive homes, the average price will go up, even if prices in all the markets are going down.

I don't think Austin is going to see the kind of free-fall they're seeing in California, but I do think the market here will stagnate, or go down, for a while.

Nope, Austin is predicted to increase. We have more homes on the market but prices will continue to increase. That is why we are buying now.
