Anyone live here? Is this area improving like other areas of Austin, or is this area going to take a long, long time to gentrify?

I don't think that E. Riverside is in 78744!

78744 includes Dove Springs, it is the area where all the working class folk who are getting pushed out of E. Riverside are going.

Exactly this. Not every area needs to our will be gentrified. Working class families must be able to live somewhere.

The neighborhood has been working on improving itself for sometime. The people that live there seem to really care about making the neighborhood a better place for families to live. I think they are making progress. By my count there are 9 other zip codes in Austin that have a higher total number of crimes committed there. Juvenile crimes have gone way down according to this 2010 newspaper article about the area. Dove Springs facing crossroads | www.statesman.com

However I have not seen any indication the area is gentrifying like East Central Austin, 78702. 78744 just isn't close enough to downtown to have that draw yet. Plus a lot of the property in the North end of it is highly industrial.

I agree with CptnRn... I think 78744 should have 'as good' a shot at gentrification as 78745. I say this because I don't see a massive highway separating 78744 and 78741 like I see with 78745/78704. On the flip side, I think 78744 is overall more gritty and requires (i) addressing the industrial area in north 78744, which won't happen for a long time, and (ii) need some more commercial development in rest of 78744. I think once you see the hipsters come into 78744 and more Austin "vibe" vs. just bluecollar vibe... i think that is the inflection point -- but you have to buy a good pocket suitably insulated away from the industrial areas.

My own 0.02 and I am not an expert...

what exactly is going to bring hipsters into 78744? It's car dependents, totally cut off from the city, it has no old charm about it that can be renovated and there are no nodes of local businesses to attract people.

This is an area that never gets gentrified. Never.

I think the Runberg area is more likely to be gentrified! That area literally varies block by block from well-kept to hanging in there to flat out scary. I am in a variety of low-income Austin neighborhoods on a regular basis in the daytime, and the only place where I have ever felt threatened was in that area (not the entire area by any means but there are couple of blocks in there . . . very tough.)

I did not say I thought it had a good shot at gentrification. I said: " I have not seen any indication the area is gentrifying like East Central Austin, 78702. 78744 just isn't close enough to downtown to have that draw yet. Plus a lot of the property in the North end of it is highly industrial."
