I see a place in Spicewood, TX I'm interested in. Can anyone shed some light on how bad traffic is on 71?

Bad. Here's the issue: you don't have enough house budget to live anywhere near your husband's job. Fairly common and bearable for a single person without a family but really hard on families. If this is your best economic opportunity, you have to do it, but it won't be easy.

There tons of options for you. I didnt see a square footage, but as long as you are flexible.

1) Cuernavaca area - Im seeing 4-5. This is off bee caves
2) west oak hill is showing 5-6
3) jollyville rd area - a few
4) anderson mill rd - a lot. I would stay west of 183 as they feed into better schools. But there are lots on the east side that feed into good schools. This would be the longest acceptable commute.


Use redfin to locate the houses. Everyone on here keeps thinking of the same old giant master planned communities, but there are lots of houses that are not in those communities.

I would definitely not do the commute from Kyle. I commuted from William Cannon/Manchaca to San Marcos every day leaving at 645-7am and while going south was a breeze I frequently saw traffic backed up 8-10 miles on I35 S. My s/o works off of 360 near Lost Creek and the commute is similar to commuting to bee caves. Now having to be at work by 730 should help your husband avoid the truly awful commute in the morning. My s/o actually now leaves at 9:05 am because if he leaves at 8 he is stuck in traffic for 45 minutes (to go 6 miles) vs if he leaves after 9:00 its only 15 minutes.
I would say try Slaughter and Davis and that general area. I wouldn't deal with going north. Good luck

Look at Dripping Springs, Slaughter/far South Austin and anywhere in Oak Hill area. You do NOT want to drive from Spicewood on 71 and 620 into town at rush hour. Unfortunately, a $200K budget for a house really doesn't get you much of anything decent in Austin anymore. Do you need to be concerned about schools as well--do you have kids?
