It is a safe fairly walkable area and it rarely floods, but it does have the flooding potential reflected in the flood plain maps. My work office is in that area and there has been only one slight flood there in the last 31 years, the 2013 Halloween flood, which I do not believe got high enough to reach to Riverside Drive. But that does not mean it could not happen tomorrow.

I agree with that statement, but nothing else you wrote here is correct or accurate:
