Trying to finish a deal on a home purchase in Austin area and have an offer accepted on a home there. A few days after accepting the offer, the seller comes back with "we didn't see the addendum" and they want to keep the fridge we asked for in the addendum and asking $150 for the washer. The propane dryer was already included in the deal. Apparently stoves typically convey with homes in Austin area but fridges do not. (?)

We are moving from upper midwest and attempting to do so inexpensively with a large family. Not needing appliances is a big plus for us. Not having to go buy a matching fridge is probably a savings of ~$1000 in the deal. Add the $150 and now we are at a ~$1150 swing to what we proposed. Seller is getting asking price but with a contingency we sell our home within short time frame.

Wife likes this house and likes the town/school/neighborhood. Anyone want to weigh in on how hard I should push to get the appliances included? If I don't push for the appliances, does it give me a better chance to negotiate for an extension if we need it to sell/close on our house?

Honestly hard to believe anyone needs to accept a contingency purchase in this market. I wouldn't push too hard.

The residual value of the old fridge is nominal--a couple of hundred bucks, maybe.

I wouldn't push one bit.

Well, it sounds like they have 'accepted' your addendum, so, at the very least, get some reduction in price if they want to keep the appliances. Is this a FSBO? Not sure how you don't read an addendum - especially in Texas, where the sales contract is pretty cut and dried...

Consider it lucky you got a contingency! It is not unusual to have fridges not convey.

you should be able to get a used fridge on craigslist for not a ton of $$

Thanks - I guess I already know it isn't worth losing the house over. I just find it irritating that they bring this up after the fact and they obviously know they have the upper hand in the market anyway. We came in for several days of house humting last weekend and because of the market have to buy quickly as there are few houses in our price range that are large enough for our family.

Grrr...

Just out of curiosity did they sign the contract already? If so I would think they are SOL

They signed the contract but not the addendum which was required for these items.

Bottom line is I can't (in lieu of my marriage) put the house deal at risk over the appliances.

You got a house that's big enough for you in this crazy market within your lower end price range WITH A CONTINGENCY. It's a refrigerator and washer. There are a million cheap ones on Craigslist. It's not worth blowing the deal or causing strife in your marriage.
