I am really familiar with Highlands Ranch - my husband's family lives in the Denver area. If you are looking for something with a similar feel to Highlands Ranch I would say look at Circle C and Steiner Ranch as they are both large, master planned communities with lots of amenities like Highlands Ranch and good schools (Steiner's are for the most part exemplary; I don't know about Circle C specifically but all of the discussion here on the boards has been very positive). Circle C will be closer in than Steiner; Steiner has more topography. Either would be a great choice. There are still plenty of choices in the $300K range in Steiner - you would probably get a larger house than you're in in Highlands. still finding something in Steiner. You can get both new or resale. Steiner will be served by a brand new HS in roughly 2 years. We just passed the bond to have the HS built near the 3M campus on 2222.

I'd agree. You'll probably even get more for your money there than you did in Highlands Ranch. I used to live near downtown Denver in Park Hill near the zoo. We have some friends that live in Highlands Ranch. Although, I don't think Circle C and Steiner have quite the range of home prices that Highlands Ranch has, so I would expand my search to some other neighborhoods nearby as well.

I actually drove in to town this morning and was exactly 15.4 miles from Steiner.

I'd say it's almost 20 miles from Steiner, and about 12 miles from Circle C, if you're talking about getting into the heart of downtown. Parts of Steiner are 2 or 3 miles in from the entrance also.

Driving, allow 45-60 minutes from Steiner Ranch, 30-45 minutes from Circle C, perhaps more in rush hour.

Round Rock has been on the national Safest Cities to Live for the past 2 years and housing prices are good. You can find older homes as well as new construction. The schools are pretty good, not sure of exact ratings but can find at roudrockisd.org. Zips are 78664 and 78681, might be more since it's been growing alot lately.

I totally disagree with 30-45 minutes from Circle C. It's about 15 minutes from Circle C and about 25 minutes in rush hour to downtown.

Well, my daily commute from Villages @ Western Oaks to my office at 360/MoPac (just under 7 miles) is 10-12 minutes w/ no traffic, and 20-25 during the worst traffic. This is from driveway to parking spot. The actual freeway time is quite short on no-traffic times/days, but you do have to get out of the neighborhood and onto the freeway, which (when talking short periods of time) is significant.

Congress ave @ the River (as good as any definition of downtown) is about 11 miles, with a couple of those being stoplights and urban blocks, so they would take a little while. I guess the short of it is - it is only a short drive on MoPac from CC (or VAWO) to the exit for downtown, but that may only be half of your driving time.

Eanes ISD is exemplary. I recenlty read in a magazine like U.S. News and World Report that the public high school was ranked in the top ten, nationwide, in terms of quality of education. I worked in Westlake in an education setting for a while, it's well known that the Eanes schools are just as good as, even better than, private schools. If this is important to you, I would find a way to make it happen for you, even if it means getting a small home, or renting for a while. I would love for my kids to go to Eanes ...
