I have not checked out Belterra option, however, I heard about the propane charges. For a different community, my friend looked at the propane charges for the year and backed out.

I am wondering if there is any talk about new elementary school in CC area. Looks like everything is crowded and can not accommodate new students.

There is no talk of building another elementary school; however, I think that Baldwin was planned with space for expansion. I don't know how AISD is planning to squeeze all of these kids into Kiker, Clayton and Baldwin. I think Clayton is bordering on 1000 kids and Kiker probably already has over 1000. That's too big for elementary schools in my opinion.

You could wait for a resale in Avana. We live there and will probably be selling within the next few months to move into town (no kids, so Circle C's major benefits don't really help us). The resales are not as crazy as what StanPac is asking for new construction now.

Don't know what you're looking for and we're still fairly early in the process but PM me if you want!

EDIT: Actually, it looks like they've priced Greyrock ridge pretty aggressively. Resales in Avana are still in the $405-$460 range.

I don't know if you have already made your decision but few things to consider

1) If the IS-45 extension is approved then IS-45 will be extended till I-35. Thousands of vehicles will use this extension and this will affect the noise level and pollution in the communities near by
2) I guess there is also commercial area planned at the entrance of the community. You need to purchase home little farther from that
3) Schools are far from this community and kids will spend 45mins -1 hr in the morning Brodie / mopac traffic to reach elementary school. Talk to local residents to find this out.

Over the years the traffic on IS-45 is going to increase so you may want to buy home in deeper and away from 45.

The long term plan has 45 as Austin's loop highway and connecting to 620 in the West - most likely the current 45 would become the service road for the 'real' 45 if that did even happen, though you'd be able to hear the howls of Circle C residents from space.

That's also a good 10-15 years off, if it ever happens.
