Also, for folks who know the market, can I get a decent 1 bedroom apartment/condo for <$1,200/mo? I work from home so don't need to commute, so I can live in a cheaper outlying area. I would go into Austin "off hours" for entertainment sometimes. What are some good areas to look for good value on an apartment knowing I don't have to commute in rush hour?

Check the three apartment complexes located on Spyglass Dr.

They are older but the location is unbeatable. You can walk to the greenbelt and Zilker Park, and bus service comes through as well, and it's a cheap/easy rideshare into downtown. You can get a 1/1 for your budget, even closer to $1,000 for a smaller 1/1 at the Landing.

But if you want something bigger and nicer, further out is definitely newer/cheaper, but it's no different than living in Phoenix once you are out there. If you're going to live in Austin, and don't need to be close to a job location, might as well be right in lifestyle the mix.

No problem with steve's suggestion; but you can find all sorts of fresh new apartments in the Lakeline area. Plenty going on 'up here' and the train can take you into town if you wish(just watch the schedule...it's not a great option for partying downtown and then trying to get home ). There are enough brand new apartments that there might even be some incentives for new residents.

I'm an old guy in my 40s so don't party too hard anymore. But still do a lot of live music and will attend a lot of UT athletics.

Interesting about Craigslist here in Austin being so spammed by fake ads. Other parts of the U.S. that is THE primary source for apartment listings. I have owned rentals myself for 13 years and always used CL as my only source to find tenants, and it has always served me well.

There are also a lot of spammers on San Antonio and San Marcos Craigslist. Most of the spammers are apartment locators, and they're often misleading.

I agree, I checked out S.A. CL and it is full of spammers. CL leaves it up to people to flag these fake ads to get them off the site. It's interesting some areas of the U.S. have way less spammers on CL and CL is still the #1 place everyone goes to look for apartments (like where I live now in WA State). But then some areas of the U.S. the CL apt listings are full of spammer fake ads and there are other sites that are better to use. I checked out padmapper and it looks a lot better for Aus/SA.
