New phases at Carneros will be coming but lot prices will prob increase again before they are released to builders to mark up and sell.

I talked to coventry at caneros and the waitlist is already full..and they have more on the list than there will be lots available.

But they have not started the construction yet. They are still waiting for the permission from the govt. I wonder how can they sell lots when they dont have permission to build.

I think they are just trying to inflate the prices as most large builders in the area are now accepting bids. The prices are definitely on the higher end of the spectrum for the value Coventry Homes is offering in this neighborhood. There are no trails and streets are not as wide as they are in other neighborhoods. I would not buy at this price point in this neighborhood. Wait for the new 500+ homes neighborhood right next to Carneros Ranch and I believe the homes there will be built by DR Horton.

Unlike other builders, Coventry Homes here uses T-ply for their homes which is not very expensive compared to Zip system or traditional plywood with tar paper. I have seen homes built with T-ply got easily ruptured when several trades people come to run their lines and they fix it by using asphalt tape.

When my house was getting was built, the overall attention to detail was not very good from the construction manager, it was due to my regular visits I was able to catch lot of issues and brought to the Sales Consultant's attention.

They were not very proactive at finding the construction defects and will only fix them either when you brought them to builder's attention or if it shows up in their third party inspection reports. Also the construction manager was not enforcing the regular trash clean up from the property, food containers with left over food and soda cups were left behind.

I did some research about thermo ply and zip system and it looks like you are right. But in this neighborhood is all brick so does it really matter what sheathing you are using when you are using brick all around?

Good point, however 1/2 inch thick plywood sheathing over T-ply give more peace of mind and longevity to the overall structure. I was just trying to point out in the earlier post that the price Coventry Homes has set for houses here does not necessarily equate to a better product. They would still use T-ply for $500k+ homes. I was checking a newly built house at the corner of Allegrini St and they are definitely not using premium (branded) stuff (drywall, electrical panel etc.) compared to what they have used in my house.
