I’m helping family with their house hunt. Dream house is north of New Braunfels, south of Manchaca, east of Wimberly and west of Maxwell. Budget is below $450k with a 1/4 acre of land or more. They need a 3/2 at least (hoping for 4/2.5) over 2k square feet. They’ve been “looking” since July of last year. I’m constantly looking online for them. There are a few accessibility issues that are no goes, like step downs in sunken living rooms and they need a master down. The homes are going in less than 24 hours these days. There was one listed last night, complete flip needed, at 295k. It’s already pending. Family is very stubborn and not willing to budge on most of these things. I’m so frustrated with these houses going before they’re even listed. I’ve asked them to get a realtor who is actually going to do something for them, but my dad’s sticking to his guns. Do we, they, have any chance of finding what they want in 2021? It is this a never ending nightmare?

Nearly all the new listings "up north" are proudly showing the latest price INcrease...$5K to $10K over the last 2-4 weeks

That area was mainly goat/cedar chopper county 50-60 years ago and sold for $50/acre. Amazing changes.

They really need a Realtor. Houses here are selling in less than a day for over asking price. People are having the best luck with scooping up houses before they ever go on the market. You're never going to have access to that info without a Realtor working their network. By the time you are able to see the listing online, chances are there is already an offer on it.

I would probably wait till Spring market gets into full steam. Currently very very limited inventory driving prices real crazy. Buyers/ investors are in a mad frenzy overbidding by > 10% of the list price.

there were some lots available that were in the 119-180K range.

streets were something like february and march. March was 118K and is offmarket (sold?) and February is 180K.

Lot on rundberg for 200K

one on willbarger in pflugerville for 99K

one on jesse street in manor for 124K


down south, there are lots in the 99K-130K range.


david weekly build on your lot is 319K for 1900 sq ft, so possibly doable.

They have one and he’s not doing anything for them.
