I know it. They contemplated moving up this way in the early 2000s but stayed in SA because I really loved my high school. They should have moved to Shady Hollow then. They’d be set by now if they did.

I have bought 42 of my 44 properties without a realtor.

The info you need to find and seal a deal is quickly at hand today (CAD- GIS) compared to 20 yrs ago (Hours and hours at the courthouse).

You need to beat the vultures to the deal. Once a property is listed FS you have thousands of potential bidders.

I bought a Hill Country place while I was working in Thailand.
<7 days from initial contact to final closing.

Kyle or San Marcos may be your best best. Lots going up and some have larger lots. I just did a quick search and found this:

Also a couple new construction homes available in La Cima in San Marcos with those criteria (zip 78666)

They might need a realtor who lives in the neighborhood they are looking at. That’s what I’ve noticed in my area, the local realtors know who may want to sell, or someone posts a pre MLS on nextdoor, and the homes never even hit the MLS for other realtors. The number of actual signs in yards or online listings I’ve seen in the past year are very, very few.

Will it let up in 2021? No idea. But I’ve been kind of expecting the market to let up for the past 3 years, especially since there are a lot of investors and second homes here now (which tend to amplify downturns.). But it hasn’t slowed. So I just don’t know.

I feel that the RE market will likely continue to surge until affordability no longer provides an advantage over places like California and New York... Which won't happen as long as they keep building and so if prices remain decently in check in comparison to the places people are moving from, people will keep coming... especially if more companies move here in the future. Right now Texas in general has a major advantage in the business arena due to its corporate friendliness amid Covid-19. It may slow down alittle bit sometime around the beginning of the second quarter but I don't think it will plateau.

That stated, it will definitely get pricier in the immediate suburbs and especially the inner city.

I checked out La Cima for them. With the lot size they want the homes are 100k over budget.

There are two listed right now that fit all of the criteria you listed - .25+ acre lot, 4 BR, one-story, 2,000+ square feet, and under $450K.

I think with the uncertainty of everything right now, people are just staying put. Folks are re-financing like crazy too, so they are improving their current house instead of moving.

I live in Steiner and there are currently 2, yes 2, single family homes available for sale in Steiner right now. And the only reason they are still available is because they are higher-end. One is $1.69 Million and one is $915,000. Anything under $750K or so is sold within hours and for 101% of asking price. Median price here is about $575K, average price is about $650K, with houses ranging from about $375K - $4 Million.
