Answer: stock market gains.
Austin's housing insanity would not be possible if not for the Wall Street Casino. When the market crashes, so will home prices.
A lot of people are moving from higher COL areas like California or New York. So they just sold a $900K house to move down here and are paying less for a house that's three times ass big.

People are also cashing in on the equity in their house. Lots of people who bought their house 10 years ago for $300K just sold it for $800K or more. They're taking that equity and putting it into a new house.

How about a house with THREE front entrances????? I would have gone by today if it hadn't been so blazing hot.

So a triplex? Or? That’s silly.

I'm guessing it's a sales office and the two doors on the left would disappear in favor of a garage door. IF this is actually for sale, I wonder who picks up the conversion costs. I've seen a couple of new build 'hoods with these ; but not sure how they get converted(pretty front "yard"; but no driveway!!).
Sure had my attention in the listing!!!
It's quite an interesting layout for us...one-story with "crow's nest suite"...theoretically a 4/3.

Garage front and center would be a straight up NOPE for me.... I don't like that set up any more, where you see a house attached to a garage Side entry for me all the way.

TBH I really don't like that house but I admit that I'm not looking for lock and leave/small yard/small house..

But that's the problem, you sell your 900K Colorado house to move here...and find that many homes are also 900k, or close.

Case in point, one -- exactly one -- home went up for sale in my neighborhood today and this time the sellers are asking 875k... the asking price has risen approx 300k in six months. And each time I thought no way, the homes end up going under contract..for over asking. I guess when a 700k home a month ago closed at 850k, it'd make sense to price a home today in the 800s...

I think they'll get it too even if the homes are 30 years old and older...

My Darling(who has a degree in interior design) surely wouldn't pick that style IF circumstances were different. We are in a townhouse style condo now, so having our own yard would be a plus and the master on main WITH the bonus room upstairs has an appeal unlike a trad two-story.
We had a three-bay side entry garage at the "big house"; but it's likely over $700K now and I ain't payin' taxes on THAT!!!

Something about beggars being choosers in this market.

When we built our Brushy Creek MUD house in 1994, we could have chosen a corner lot for a side entry garage. It was very tempting, but I did not want the extra landscaping maintenance on the side, so we went with a standard lot.

What I don't understand is why all these people are moving to Austin when they can easily pay $1M or more to live a block or two from homeless camps piled with garbage, medians all over the city with 6 foot tall weeds, graffiti, roads full of potholes, and horrible congestion. If they move here to party, well I guess it's here. Pretty good food as well. But what I'm hearing from newcomers is how overrated this place is. There are cities all over the country that are nicer with a lower cost of living.

agree. Austin was nice for a mid sized town when it was affordable. It simply doesnt have the intrinsic characteristics (weather, natural beauty, etc) to support high prices relative to the east and west coast.

I live in NW hills and we will always be less than westlake. But for the price of a home in westlake now I can get a 3K sq ft beachfront in orange county/LA.

Im seriously looking at selling and buying there.
