My wife and I looked at all the communities you mentioned and bought in Sendero Springs. We just fell in love with the house (Streetman) We came close to buying a Drees house in Walsh Ranch but just couldnt find one we liked. As far as schools are concerned we moved from the LISD to the RRISD because the house we liked was there. We knew what school districts and what schools we wanted and picked a house that met those criteria. I cant speak to price reductions in the area I havent been in the market for nearly six months. My sister is a teacher and has always stressed that its not the school that makes great kids, its the parents.

Are there any plans to build apartment complexes on 1431? There is a lot of empty land from Sandero springs down to Parmer Lane? Will it affect the schools in Roundrock? I am not as much concerned about the academics but rather better (family oriented) environment so that the kids are not having bad habits.

Check the zoning plans on the cedar park city page. That should tell you the plans. I can't remember the link but someone recently sent it.

Thats a good point Joe0109 there is a lot of empty land in that area but its not in the city limits or etj of Cedar Park. As I was looking through Round Rocks I couldnt find anything about the plans of that area. My personal opinion is that the property is not going to used for Apartments. There is one complex at parmer and 1431 but those are in the LISD and not RRISD. I also like you point on family oriented environment as it relates to the kids habits and who they hang out with. The Brushy Creek area is huge, lots of parks, greenbelts and families. I havent lived in my home very long but my wife and I have made a lot of new friends just going to one of the parks or playing in the cul-de-sac. Good luck with your new home, I know how difficult a decision it is. By the way, give yourself a pat on the back for doing your research!

Hi LoveATX,

The thing is that some parts of Cedar Park fall into RRISD. For example some homes in Ranch at Brushy creek belong to RRISD. This may be a good example though.
