Here are the requirements:

- within 10 miles of 183/35. Any direction. Prefer less than 25 minute commute if working near 183/35.
- 3/2/2 (atleast 1800 sq ft)
- prefer newer home or remodel with newer features
- want potential resale value, so looking for safe area with decent schools
- budget about $250K

Thoughts?

The easiest way to do this search is use austinhomesearch.com or trulia.com. They both use maps to present the real estate. That way you can easily visually search using a 10 mile radius.

The problem is your request for a "newer" home less than 10 miles from 183 & I-35. Homes in a radius of that area are all a lot older, but plenty have been remodeled. Try Crestview. I lived there as a kid and later as an adult. Easy commute and lots of charm. Good resale, too!

Visually I'm good with the remodeled older home, but they tend to have limted space which is my concern. Any neighboorhoods in this area that may offer basements, for add'l space if nothing else?

Basements are extremely rare in Austin because of the rocky soil. You probably won't find one.

For new homes you might want to look into Mueller, a new development near the inner city being built on the old airport site. Mueller Austin

Violent Crime is low in Austin compared to most other cities, but many of the higher crime areas tend to be located along the I-35 freeway corridor.

If you have children and schools, safety and a larger home are a higher priority then a short commute, then you might want to look further North in the Round Rock area.
