Looking to move to the big island and of course we been there a few times and are familiar with the various neighborhoods. There's a lot of great prices right now in the Royal Hawaiian Estates and was wondering if anyone has more info or comments about this neighborhood.

There is a good reason for those cheap prices. Have you looked on a map as to what is located about 2.5 miles West of the subdivision? How about what is located 2.5 miles South of the subdivision?

Not sure if you're implying about the nearby Volcano. This neighborhood happens to be in Lava Zone 3. There's another nice neighborhood called Leilanni which is 25 miles away but in Zone 1 (1 being the most hazardous). Anyway, thanks for your input though.

Yes, the volcano! Open up Google Earth or similar and look where the vents (craters) are and where that subdivision is. It may be very slightly uphill, but you would be in prime earthquake zone plus if the volcano decided to move just a wee bit, geologically speaking...

Everyone here knows that the Lava Zone maps are very old and do not reflect the current reality.

Have you seen the subdivision? Have you seen what the VOG has done to the trees in that area?

You simply cannot compare Royal Hawaiian Estates which is somewhere over 3k feet elevation, downright cold, nearly constant drizzle, and lots of mold with Leilanai which is about 600 feet elevation and more tropical rain forest with lots of warm sun.

Betcha they're safe from lava! If you're worried about the Royal Hawaiian Estates here, you've still got lava-free options to buy into Royal Hawaiian Estates there.

They are well aware of that fact. It is a sore (costly) subject for many.

Anyone can view a half-way decent Lava Zone map approximation if they have Google Earth installed.
Go here:

It will automatically open Google Earth and overlay the most current (1992) maps.

I looked at a couple of listings for cheap lots in Royal Hawaiian Estates, they noted NO ELECTRICITY or available only by S.S.P.P.-which means you agree to pay the local electric company for installation of poles, wire and transformer. Many of these lots are flags, behind another lot. Nearly everyone living in RHE and the surrounding area (Volcano Village) has some kind of heating system, usually wood or propane. The climate up there reminds me of the Oregon coast, except for the occasional whiff of brimstone.
