The foreclosure inventory is very small now island-wide.

5. Discovery Harbour is in Lava Zone 6, has great county water (no catchment), and has cable tv & internet. This development is built in/around a closed golf course which is mostly maintained by residents, who also use it. Lots are 1/3 acre minimum, which is approx. 14,000 sq ft, yet another plus. Additional development is slow, which keeps this development pretty exclusive. This is a great place to retire! Many retirees already live here! Unlike Ocean View (HOVE), DH homes have yards & grass, not built on a lava flow or in Lava Zone 1 or 2!

6. A negative to only some folks is that we are a 90 minute drive to Hilo or Kialua/Kona for major shopping & airports. There are good grocery stores & restaurants within 5-10 miles for the suff you need now. Easy to do big shopping every 2-3 weeks.

7. I hope this information will be helpful to many, who are looking for a great place to retire/live in Hawaii.
A few quick questions.

What are lot and house prices like currently?

What is the average and minimum sf under any HOA rules?

What is the VOG and Humidity like?

Lots can be had for anywhere from $25,000 to over $100,000, although most are in the $25,000 to $40,000 range.

Houses are selling as cheaply as $90,000 (severe fixer upper), with many in the mid $100,000's. Those are on the less desirable lots, with no views. The homes with views are more in the $200,000 to $300,000. There are still a lot of foreclosures and good deals to be had.

Current HOA rules require minimum house size of 1230 square feet. Average house size is 1550 square feet.

We get good tradewinds, with high winds from time to time. The trades keep the temperature and humidity very comfortable. Average rainfall varies within the subdivision; we are at 1200 feet elevation and get about 40 inches a year. The trades also blow the vog by us. I've never had a problem with vog, although people who are very susceptible have had to stay inside on several occasions.
