It is SO easy to run into disaster buying property sight unseen that it has really become a cardinal rule, rather than the exception. It's certainly not something I would recommend to others, ever.

I'd put it this way:

Unless you can afford the risk that you might lose your entire investment, do not buy a property sight unseen.

As In: "Go ahead and buy sight unseen if you feel lucky, and can afford to loose your money if it turns out to be a worth-less-than-you-paid investment".

This goes for expensive as well as cheap real estate. I have an acquaintance who still complains that they bought sight-unseen, so had no idea that their view could be blocked by a home being built on the lot next door (it was!), and that they had no idea that the vegetation was going to grow bigger and bigger and become a large landscaping nightmare (it has!). They bought a nice home, and still had expensive mistakes (when they lost their view, and for the ongoing landscape upkeep). They blame the realtor, while in truth it is their own fault for not seeing the home themselves first.

Agree to all comments. Yes sight unseen is not something that should be done light heartedly. We did get lucky and that is what it was. We still pinch ourselves and feel blessed. No its not a million dollar home it was a fixer and realatively small (not alot of repairs but still a fixer) but the lot is what we feel blessed with. Get people stopping by all the time saying what a nice place and yard we have and how nice it is to have someone finally taking care of it. We have no neighbors we can see to speak of and the location is one of the better if not the one of the best in the subdivison, very private and tropical.

Was on the market for about 2 hours when we placed our offer for the full asking price.

We often say this house/land choose us instead of us choosing it. Would we ever purchase sight unseen again? NOPE TO RISKY!

There was just something about this house and land that said I'm yours I've been here waiting for you, take care of me and I will take care of you.... Weird I know, some of you may know what I am talking about.

Would I recommend to others to buy sight unseen.. bottom line NO, I would not!
