I am building two additions at this time. One in Orchidland and one in Hawaiian Acres. Both are home owner builder permits from the county. I will not get into how tedious the fine people at the county are but I will say go armed with all of your patience. I can say that the contractors I have hired thus far have been no more incompetent of corrupt than the ones I have dealt with on the East Coast. But this is what I know so far...... Stay away from Big Island Electric! I had them give me a bid to redo some scary electrical on a rental property I own. The bid was twice what I would have expected and they said no permit was required. I contacted the county and emailed Neil Erickson the bid....and he said it most definitely did require a permit. So they were overcharging and trying to do work illegally! I contacted Walters Electric in Hilo, they gave me a bid that was 60% less! They handled the permit issue and had the work done in 3 days.
I have several other examples if your interested let me know. Also stay away from Bowman Termite....that's a long story for another day.

If your looking for a general contractor to handle your entire project be very very careful. There is a lot of unlicensed people trying to do work here and you don't want to get tangled in that legal nightmare. Get references and speak to the people work the work was done for. It has served me well in the past. Also it will take, on average, about 6 months to get a permit cleared by the county. Good luck
