We are interested in purchasing vacant land in the Puna area within the next two or three weeks. What areas would be the best to look at? We are planning to retire early to this area in about 5 years. What types of questions should we be asking the realtor? Anything to watch out for? Your help and suggestions are appreciated!

Default Why Puna

Curious why you are choosing Puna? Have you been there? Do you realize there are no "facilities" nearby, meaning a drive to the market or to a restaurant could be up to a 20 mile trip one way depending on where you buy?

Now there are a lot of people that live in Puna and more all the time, including ones that live without a water system (which is most homes, they get water from a catchment system for bathing and doing laundry and dishes and bottle water for drinking) and even some that live "off the grid" and have no electricity but have solar power or generators.

My top 5 questions:

1) Are there neighborhood CC&Rs that are enforced--and do you prefer to have or not to have CC&Rs?

2) What is the flood zone?

3) What is the lava zone?

4) What are the zoning restrictions?

5) How far are you from the amenities/services that are most important to you?

That is a start, but there will be much more research to narrow down a subdivision that appeals to you and then to find the right lot within that subdivision! Remember that Puna is a large district--allow yourself time to explore the different areas....

good post, cynmkolohe! it took several trips to the big island to check out several subdivisions and lot after lot. we finally made our choice up at mauna loa estates. just heavenly up at volcano.

puna has many, many subdivisions including the following: ainaloa, aloha estates, eden rock, fern forest, fern acres, hawaiian acres, hawaiian beaches parks and shores, hawaiian paradise park, leilani estates, mauna loa estates, nanawale estates, orchidland estates and pacific paradise gardens. the list goes on and on...

other important questions IMO would be: the size of the lot/land area? are the roads private, county or state and if they are graded, paved or substandard? and, whether or not you have utilities?
