Has anyone had a metal roof replaced on the Big Island in the last year or two. I'm buying a house that needs a new roof and am trying to get a rough estimate. Any input on your experience would help, but this is a 1650 SF roof, not particularly steep or fancy, just rectangular. Must be metal for catchment.

We were astonished by the quotes we got several years ago. Smaller house and the quotes were up towards $20K although the roof had angles and such. We ended up just fixing the aluminum roof we had. The quotes we'd gotten had been for replacing the aluminum with regular tin.

If it's an easy roof, then you can buy the tin at HPM and maybe hire someone to help you put it on. Tin roofs are easy to install, not much to them if it's a gable roof. Bit trickier if you're cutting hips.

Thanks. I'll get a few quotes. It is a simple gable roof... don't think this one can be repaired any more.

I priced metal roofing for a DIY shed project and the price made my head spin.

Many houses here (mine included) the steel roofing IS the roof. It's not like there is plywood or OSB and shingles nailed to it. The metal roof goes straight onto the rafters. So in pricing you have to consider it as a total roof replacement comparable to stripping a house down to the rafters and rebuilding- not just shingle replacement.

Sometimes metal roofing can be treated and painted to extend it's life.

Like Terracore says, you probably just need to remove old metal and replace with new. With a basic gable roof of the size mentioned, this could be completed on a weekend by homeowner, or novice handyman, and one assistant. There's nothing complicated about it at all, so skill set required is minimal.

The hardest part of the project will be getting the new metal to the house site and disposing of the old metal.

People will come and take the old metal and paint/recycle it for sheds etc. I would even be interested in hauling away used roofing. If it's in fairly decent shape it can even be sold on craigslist, etc.
