So I'm just about ready to start improving the 3 acres bought last year! YAY!!
Oh our lot is 100% lava, no green in the Ocean View area.

I need your help determining costs and any other information your willing to share.
Here are my questions as of right now.

What's the cost to hire someone to have the driveway graded in?
Or
The cost to rent equipment and plow it ourselves?
Any recommendations for either service?


Does anyone have a referral for septic and catchment system installations?
Also cost information?

Location of your property makes a big difference in cost. Are you in Ocean View?

Will you have a lot of leveling to do? My suggestion is to call Wally Andrade. He's been around here for a long time and is very reliable. If you want to do your own, South Point U-Cart is the only place down here for equipment rental.

If you are planning to just plow in a driveway and leave it as crushed lava or covered with cinder I have a suggestion.
Make every effort you can to design a driveway with as little slope as possible. It is amazing how little of a grade will make a driveway with just lava almost undriverable or require 4wd to get up. Drive around OV and you'll notice many properties with a bit of slope to their access road will be rutted or in some cases the owners will place old carpeting down just get a bit more traction and keep from spinning all the gravel out. If the homeowner has enough money and or ambition they will pour concrete (either the whole width or as two wheel-strips).
We have an almost completely level driveway and I still end up doing a certain amount of maintenance on it.

Question for you Oceanviewers regarding driveways: Why grade and fill at all?

If it's bare lava rock that is negotiable by auto in its current condition, I don't see the point in doing anything to it. I'm thinking of pahoehoe, maybe that's not what you have?

Oh it would ruin the tires. It's not the smooth Pahoehoe but the Aa lava.

One look at an ungraded parcel would answer that question in a hurry.
