To be honest, I don't even want to think about how depressing an $800/month 1-bedroom would be. Somerville is a very hot real estate market. And the "separate entrance" and "everything included" line makes me think it's an illegal apartment in a basement.

It's a long shot. If it is the place in Davis Sq then I'd be wary (there is a big old building off college ave that the dude has illegal apartments, mostly rented to foreign students)... not a good place.

But a friend of mine has a one bedroom / studio hybrid for that (850) over near Mt. Auburn, so maybe...

One thing though, if it is legit, it will rent within a day.

Illegal, as it doesn't appear to have a kitchen. 100 sq ft is pretty small.

This guy is preying on people who don't know better.

That's not an apartment, that's a room in a house with a microwave and a dorm fridge.

Exactly. It's renting a room, not an apartment (and the ad says this). That's fine. Just realize what it is. Nothing wrong with it.

Doubtful it is illegal. It's fine to rent out a room of a house or apartment.

No, it's an illegal apartment.

To be legal the landlord would have to address shared kitchen and bathroom and provide access to them for the tenant. In this case the LL is trying to market this as a private apartment with no access to the rest of the premises. If the Somerville equivalent of ISD saw this setup the LL would be in deep trouble.

We don't know any of that. It has a bathroom, and it doesn't say you can't use the kitchen, or don't have access to the rest of the house. It doesn't say that at all.

It is marketed as a room in the house (Private furnished room w/ private bath & all utilities), not as an independent apartment. It's perfectly fine to rent rooms in houses, I've done it legally many times.

The LL is fairly transparent with the many pics. What U see is what U get - very small room with a bed to sleep and a small desk, a few shelves, tiny closet and bathroom. No mention of AC - it's an attic and will be very hot but one can get a window unit (elec included). It's no worse than a college dorm (at least the ones I was in) but I wouldn't want to live there as an adult. If the tenant wants to cook, they can get an induction cooktop for boiling ramen noodles or frying up an egg.
