There may be a strict lease law but it is widely disobeyed as you somewhat indicated in this post. The new lax laws allowing voice commands over the dogs adds to many dogs running loose that should not and have caused me numerous problems. In addition, many Boulder people think that they have to take their dogs everywhere, even when it is a crowded event like the Boulder Creek Festival and many of the dogs, you can see, are uncomfortable.

When I first moved into Colorado. I was confronted by a horrible event. There were horses, in a field and two dogs, were chasing them. The horses were frothing at the mouth. On the side of the road were two men laughing and obviously it was their dogs. I yelled at them and I was threatened. I drove down the road to the nearest phone. (This was the day before cell phones) and called the police. When, the police got there, there dogs where gone and the horses were in distress.

I must point out in Colorado if dogs are harassing livestock it is considered lawful to kill them. Dog lovers, keep that in mind when you let your dogs run loose. Not only are fine livestock destroyed but a good dog will die because of the irresponsibility of their owners.

we were just up in boulder yesterday and have the same wants/desires as you do except that we do have one child, so schools are a bit more important. We love driving around neighborhoods (but live in older part of denver)... we drove up to north boulder, where there seems to be lots of development, drove by Amante and Proto's and I couldn't believe the development. It is adjacent to trailhead as well and very nice views. My husband didn't like it as it did not feel "authentic" enough to him. I liked it though and would recommend it. YOu could not walk to Pearl Street but it would be an easy bike or bus ride. Seems quieter up there too.

Our favorite neighborhood was Newlands... but it is more single family homes and is very expensive. Lots of craftsman style homes. We also liked Whittier, which is on the other side of Baseline and has more victorians and duplexes/townhomes.

I don't know a ton about the area, but we really liked that it has good schools and is much quieter than where we live in Denver. I just thougth I'd give you some impressions since I was just up there!

i agree with your husband about north boulder...although it looks very nice, i like the older, more "authentic" looking areas of the city. i am not ruling out north boulder just yet, however.

we will be back out in october for 5 days, so i am excited to spend more time there getting to know the area.
