Hello,

I am moving to the Boulder area, ideally in August, and would like to take possession of a property (small house, fenced yard, allows dogs) near Pearl St/Mapleton neighborhood.

Right now I have an opportunity to rent a place for a 8/1 start date that is being marketed as a "fall pre-lease". I was told that these pre-leases are based on CU student turnover that happens in August.

I'm not a student (and do not plan on living near the campus) so my question is could I wait till July and then find a place for August or should I sign now (and pay a security deposit and commit to a year lease)?

If you have already found a place it is not be a bad idea to pre-lease it.
Mapleton is a desirable area, and to find a place that allows dogs is a bonus.

If you want to live in that neighborhood, I'd recommend going with the "pre-lease". Boulder's housing market isn't as tight as a lot of college towns I'm familiar with, but there may not be anything in that neighborhood in July.
