Meaningless statistics. I bought my house in 2006 for 180k in a great neighborhood and put 50k into it and sold it in 2016 for 240k after languishing 9 months on the market. Lost money. If I had sold it a few years before I would have lost more. The outrageous property taxes resulting from this housing price increase will kill the market.

2006 was at/near top of the market price. Of course you were going to lose money. I don't know how you can judge the statistics based on the one home you had.

That was not the first or only home I owned. I also looked for 4 years before I found this home and was quite familiar with the home prices in the area. We lost over 100k on a home we bought in 1994 and sold in 2002, was that the same problem? Could it possibly be that Buffalo, despite the recent increase, is not the greatest for price appreciation because of the weak local economy and insanely high property taxes? The problem is there are not that many people coming into the area, so your market is cheapskate locals looking to relocate.

I guess you have a point. I've never heard someone say "I want to move to Buffalo".

On March 5, 2014, Williams signed a four-year, $26 million extension with the Bills.

These are football players making massive salaries. There are 32 choices of where to play in the NFL. Leonard Johnson is here because of his relationship with the coach. He may or may not even be here next season. What do you expect him to say? He hates Buffalo and can't wait to leave. Not exactly what I would call an unbiased opinion.
