We are considering a possible move to Burlington over the summer (depending on final job offers). We notice there are not a lot of homes on the market at the moment, but some do seem attractive. Anyone any idea how long homes are taking to sell these days? No point getting interested in anything if it's likely to be gone by August!

We're coming up for a few days in December (to check out the weather!) - who would folk recommend as a realtor to visit just to get a feel for areas to look in?

We'd be looking for at least 1800 sq feet, basement, double garage, 3+ bedrooms; max 400K (pref 35K!)

It all depends. The market is a bit weaker than it was. Some people are in the market to get out due to a move out of state or similar. These folks seem to be more flexible with price due to their situation and the homes sell a little faster. Others who have time on their side are not so flexible with price, and the homes tend to stay on the market longer. There are several reasons you won't see as many homes on the market now. One is the housing market is always slower during the winter months compared to the summer. Two, the financial situation many folks are in right now. Mortgages are much harder to get approval for and people tend to stay put during financial downturns.
