Zillow gets it wrong again, and obviously grouped townhouses/condos with SFR's, so the chart is very misleading. They don't specify the type of home, and that can make comparisons challenging for the uniformed.

For example, there is a preponderance of townhouses/condos in Aliso Viejo, and they are presently under contract for an average of $449,900:

SFR's are under contract for about $1,099,450 (Redfin erroneously shows $728,944 because it has lumped several townhouses in with the SFR's) with a very wide spread from a low of $599,900 to a very atypical high of $1,599,900:

Yeah, you can split hairs about attached vs SFH, but that is a nice broad brush graphic.

Some interesting things.

Looks like South Central LA and surrounds are still a great bargain for those who have risk tolerance for areas that may or may not incur real gentrification.

Ventura County, other than Westlake Village, is still a good bargain.

Davis is now truly unaffordable.

The Bay Area is a nightmare and even East Bay commuters are not getting a good bargain any more.

Overall, as we already knew, the tale of two states, from the standpoint of economic experiences of individuals. The Middle Class has scant refuge.

Funny how having a college can jack up the price in a given area. I live in Oroville and the median is $153,000. Chico - just 22 miles up the road - is $256,000. When I was buying I looked up there, but couldn't swallow paying 50%-75% more for the same house. I can drive it in less than 30 minutes when I want to. Yeah, its a cuter little city, but the air quality is the same, the climate is the same. Just didn't make sense.

Actually, for someone who is thinking of moving to South Orange County, it's not splitting hairs. They're in for a shock if they're looking for a SFR and mistakenly think they'll find one for just under $500K, when in reality, SFR's are selling for $600,000-$1,600,000 in their target area.

BTW, townhouses/condos can be great options, but it seems that many who move to this general area have trouble embracing them. That's not true, of course, for most who actually make the move to a densely populated place like Aliso Viejo.

Nice list but Im not too sure how accurate it is because its a sellers market again, not to mention it varies by zip code. Like it says $465k for Anaheim. Well Anaheim is a pretty big city and in other parts of the city, the median price is $404k. Big difference. Besides, the average price for a home in my zip code is $424k but one home across the street from me just sold for $600k and one down the street for $659k!
