Really, you can look this stuff up yourself. Why do you expect others to do your homework for you? And for god sakes, if you're so convinced everywhere else is better GTFO!! It fails me why people sit on their thumbs miserable and whine on the internet about how awful their lives are and how everything sucks and how everywhere else is better. If that's how you feel, by god, do something about it. Life is WAY too short.

Thank you.

I will add you want to talk about property taxes try NY/NJ.

I have a relative paying 16K a year in property taxes on Long Island. The home is valued about $430K, but that's what you pay when you have patrol cops getting 100K and up a year, and retiring on outrageous pensions.

A lot of californians would like to see the state broken up .
But greed which is every where, will still infiltrate and currupt no matter what .
No city town or village will resist progress dangled in front of therir starving mouths.
Towns dependent on turrism suffer most ,with city people seeing the charm and then pressuring for paved streets sewer systems and building codes .
There was another thread about some one praising the code enforcment that is pressuring land lords to make improvments, which is a counter productive process for those that can barely afford to pay the rent they had been .
After they are done won't be able to afford the new rent at all.
Killing the goose that laid the golden egg, never paid off. except for the guy selling the goose. realistate agents.
Face it,, if you could afford a better house you'd have taken it.
So far it seems that those that are workers are leaving the state for work else where, including my son and daughter.
Those entering the state, are looking for the free lunch.
I guess the liberals figure that so long as they have paper and ink they can print all the money they want or tax any one left out of theirs.
Don't get me wrong I love california having been born here and lived here all my life, but i've watched it deterriorate too.
I have been across country canada and mexico ,and meet people from every walk of life and from many other nations around the world.
Certain aspects of the less than modern cultures are more appealing to me, but it appears though, that due to internet, it doesnt take long to assimilate the more modern charrictoristics of sophisticated behavior and corruption (selfishness)
The great things california has had to offer are slowly being dissallowed.
socialist and environmentalists , and an over abundance of people from across the country that leave their trash or bring trash with them in gangs and drugs, hoping the change in environment changes the messed up kid . doesn't work.

Federal Subsidies for homeowners cost Govt. 144 billion. Section 8 only cost Govt. 46 billion.

Bay Area sales reached 40% all cash... so the Federal Subsidies for the mortgage interest deduction would not apply... plus, mortgage rates are at all time rock bottom so not much to write off in the historical prospective.

Is a Tax Deduction the same as a Rent Subsidy???

Even using the term cost and subsidy could be pushing it... the Federal Government is not writing a check each month to home owners as it does for Section 8...

When homes were vacant on every block... people swore off home ownership and said things like never again... very short sighted.

The other issue is my city had lots of affordable housing for the region which brought in a huge influx from higher cost areas like San Francisco... all of my new tenants the last 4 years moving to Oakland were leaving San Francisco.... for the price of a one bedroom they could rent a single family home...

Bingo! Miserable people who think they're entitled to a big house in one of the most desirable states in the country on a grocery clerk's income. They get it in their head how the world "should" work, then blame everyone else when reality is something different. Cry me a river.

Honestly, the nicest thing they can do for me is move TF away and take their poor-me attitude with them.

Outside of City-data, I don't hear a lot of groaning about the conditions of California. I certainly don't hear any from my California friends, neighbors and relatives.

I hear 'ya. I'll also be on a fixed income in CA soon and having that predictability for at least one major expense helps a lot, particularly since one never knows when something like a large medical bill might hit.

The Nevada legislature's foot-dragging when being pressured to lower taxes is seemingly universal. Governments don't like limits because to them there are always more "worthy" causes that need funding. And they are quite creative in designing strategies to get around voter-approved limits. For example, in Seattle, pretty much every day-to-day governmental function such as police, parks, libraries, and so forth used to be paid for almost entirely from revenue in the city's general fund. But since that fund gets a lot of revenue from the property tax, which is limited by voter initiative, city officials and advocates for various causes have come up with a strategy to get around that. They claim that there isn't enough money to properly fund say, libraries, because who (in Seattle, anyway) would vote against more money for those? So they propose a new taxing authority to fund libraries. Then they run an off-cycle special election, often in summertime, when voter turnout is at its lowest and where the advocates for the particular cause will form a disproportionately high percentage of the electorate. Voila! A new taxing district is born! And that's how Seattle government raises taxes.

Hope you're enjoying your retirement!
