Or if they want to spend a lot of time researching/visiting and have a lot of extra money lying around in case of issues.

most of the houses on my block in Turlock, including my own, are owned by bay area landlords who have never lived in their properties and don't plan on giving back to the community. We're serfs to bay area feudal lords and I resent that.

Oh boo hoo, and I'm a serf to my mother since I live at home, at least if I buy a house in Merced and rent it out I'm not the bottom of my totem pole.

The problem is that I am from SF Bay Area, and I really can't afford $700,000+ to buy something here... Unfortunately... So I was looking for another markets relatively nearby that have more affordable options... If there are ideas on other markets nearby, I am all ears )
