Was looking at a few new home builders and was surprised that i couldnt get a straight anwser out of FEMA or Contra Costa website. I assume that communities along the Delta have greater then 1% flood risk. Does anyone know the answer or best place to find it.

thanks for doing some research.

the FEMA map shows most of town out side of 100 year flood zone. Best to check with insurance agent.

Yep, that is what I would do. If it is a new construction development, they also had to have some sort of city or county approval process, so you might want to look into that to see if flooding was mentioned as a potential concern.

A good portion of the Delta was a flood plain and some of the land is a product of levy's and dams most of which was built over 70 years ago. At the time of the New Orleans floods there was a lot of news about similar risk facing communities along the Delta. The FEMA map shows a minor risk to a very very small part of Brentwood area but the map has not been updated for awhile. Sorry if i caused and concenrns.

After Katrina fema re assessed what it considered a flood zone, millions of people were moved into flood zones that never were. I had friends that lived on a 40 ft hill that got moved into a flood zone and then charged 2k a year to buy flood insurance which is required as long as you have a mortgage. You can get moved out of the flood zone by getting a surveyor to come to your property to determine if you actually fall into a flood zone, which of course costs $400-500.

In many instances it was a cash grab by the federal government done nation wide.
