Getting ready to buy. The price was right, the area was right, the layout was right...you get the point. The place has no garage and I worry about the resale value later.

Any thoughts?

As a car guy and a man, I would never even consider a house without a garage, in fact I am appalled there are one car garages in existance, and most new construction, have "barely" a 2 car.


But as said my views are "skewed"

I bought my house without a garage years ago, then later added a 2-car carport (same color and trim as my house) with attached shed, which is the same width and almost as deep as the carport itself. The shed has a regular garage door on it and holds my riding lawnmower, push mower, lawn tools, yard furniture, bikes, etc. I got all of this space for my cars and everything else for under $3,000 (10 years ago). I landscaped around it with flowers, shrubs, border, etc. and it looks very nice. Just thought I'd let you know there are ways you can work around not having a garage.

I agree... I also wouldn;t worry "that" much about the next owners, its what YOU want.


problem is I want to do stuff like this sometimes. (not too often, I am not that kind of neighbor)

Is there enough land to where you could build a shop in the back of the property?

I couldn't live without a shop to work in. Ive done paint and body work for over 25 years.

Wow -- so impressed with all of you that can do all that stuff.

Resale -- depends on the location. Lots of homes in the Old Mt. Pleasant with no garage and somehow they hold their value. Check the area for existing values -- if it seems priced right -- then it is -- garage or no garage.

Personally i have learned the hard way, unless you walk into a house and say 'YES' all the way...not to buy the house. If it is 'yes it is perfect BUT.....' -- that but may come back to haunt you big time.....I moved into a smaller home with a phenomenal view, impeccably finished, etc....but it was small. I was concerned from day one about the size and one and a half year later....I'm still struggling with the size. I wish I had listened to my 'BUT'.....did I just say that <G>?

If this house you have in mind conforms to the neighboring homes and most or all don't have a garage, then I wouldn't be concerned about the resale. But as mentioned before, what matters most is what you want for you now!
