I've read that street flooding occurs frequently during rainstorms on the peninsula, particularly during high tide. What about James Island? Since I'm planning to buy a house there, this concerns me. Should I avoid buying near a marsh, or does it matter? What area(s) should I avoid?

I don't know the answer to this, but you do want to find out if and what flood zone your in because it will effect your insurance rate.

James Island does not flood as bad as downtown. There is a section of Folly Rd. near Camp Rd. that floods in severe rain.

And even then, downtown floods are usually gone within the hour if it's just from a heavy rain during high tide.

That's the only area of know of that floods on James Island. I never had flooding in my yard or on my street when I lived there. I know it doesn't flood in or around the Stiles Point Elem. area.

like the others have said, there are a couple spots on folly road that flood, but it's not too bad and not nearly as bad as downtown. downtown floods after 2 raindrops.
