There are portions of North Charleston that are hot/preferable at the moment. No one is cross shopping Old Village with Dorchester Road but Park Circle is as desirable as any other area within 100k of its price point and the area of NC abutting the Summerville area attracts a lot of transplants. If you do not have school age children and are living North of the IOP Mt Pleasant has lost a lot of luster in recent years. There are still plenty of people who love it and find it their top choice but many do not.

Trends change every 10-15 years.

Before today, the last post in this thread was in 2015, but for what it’s worth, I have brand new neighbors from Connecticut. The husband has an NYPD cap on his van’s dashboard. He also had, and might still have, a Trump-Pence bumper sticker on the dash board.

Its not the hot, go-to it once was. A lot of people do not like the traffic, many (not all) of the developments have a standardized/could be anywhere feel, a lot of the homes are no longer the current styles and are not yet old enough for people to appreciate them as different, prices can be on top of the nicer sections of other parts of town, there are few jobs in that area, the high school is the size of some colleges, most of the residents are transplants...

There is nothing wrong with the area and some love it there. But a lot of people seem to appreciate different attributes than what it offers or don't feel Northern Mt Pleasant is worth the price comparatively. Traffic is also getting to be a big sticking point. Because of all the lights, the further portions are only minimally quicker to downtown than Nexton or close in Summerville during off hours. And Johns Island is no further. O think a lot of it is just changing tastes. West Ashley, James Island, the Dorchester Road corridor, Summerville all had moments when they were hot and moments when people would drive 10-20 minutes further for something else.

I think cost is probably a major factor as well since there are surely people who find it attractive but have a definite 'not at that price' moment. Then again- I live in West Ashley and have been shocked by what a couple of people have paid to move into my neighborhood.

Just curious, are you a realtor? Because my recent experience looking for a house in the 17/41corner was different. Houses were selling in days, if not hours where we were looking in Dunes West. The ones that aren't selling have major flaws or are seriously overpriced.

Good Afternoon,

I grew up in Charleston South Carolina and I can honestly say that I love my city. Charleston is culturally rich in arts, music and culinary. Prior to COVID, the city was bustling with entertainment (theatre, arts, music, etc). We are steadily opening back up (with precautions).

Charleston has several areas, all a bit diverse. Mt. Pleasant is by Isle of Palms and Sullivan's Isle beaches. It is a mix of older, established neighborhoods and new construction. Depending on where you live in Mt. Pleasant will determine the distance to downtown Charleston (peninsula), our cultural Mecca. Daniel Island is another area that might be on interest to you. It has a European feel with pocket parks and the entire island is walkable to restaurants, pubs and shopping. There is also James Island which has more of an Island feel as it is very close to Folly Beach. Folly has a good bit of entertainment.

Charleston has many industries opening up and is growing quickly. We have Daimler Mercedes which just expanded their plant. We also have Volvo, Boeing, Amazon, and others. Many HR opportunities here.

Charleston is friendly to new comers. It is quite common for someone you have never met to strike up a conversation as if you have known one another for years. Locals call Charleston a big little city. No matter how big we get we are still local and home grown around here. Very neighborly.

Oh, and one important thing I tell all people relocating here. When you hear a horn here, it is because someone is about to get in a wreck. So we don't use our horns for any other reason. It is akin to "fore" in golf. When you are driving and you hear a horn, brace for impact.

If you have any specific questions I would be glad to help you out. Good luck in your search and the South welcomes you regardless of which city you choose to call home.

Great question if you do not know the area. Bakers Landing is a community right on the Ashley River. We found home on the Ashley River: Deep Water, Private Dock, Boat, Lift and awesome back yard with pool and $1M view. There are pics on line if you wish to view. The address is 1009 Bakers Landing Drive, N. Charleston, SC 29418. I would attach pics but there does not seem to be that option in this message board.
