I have looked through a lot of threads on here, very many, and still have a couple questions!
My husband and I want to buy a couple acres and build a home, we plan to come visit in May to check areas out, etc. We have always wanted to live in a charming city with friendly people and a beach nearby, Charleston sounds like that place! So for the questions...
-We are looking to build a 2300-2800 sq ft home, what kinds of utility rates do you pay in Charleston?? And how does the home insurance work? I have heard if you live closer to ocean you pay more, what do you pay?
Here in Phoenix we have a 2100 sq ft home and we pay on avg monthly for 2 people:
$100 electric $300 in summer eek!
$90 water
$20 gas $45 at its highest/winter
$176 car insurance-2 cars
$43 security system
-So we want to buy acreage, 2-5 acres if we can, eventually get some horses too. But we are worried about "Gators"...we have 4 dogs, medium sized, who would chase anything that moves, so how does it work if you buy land and its near water, is a fence a big enough barrier to keep them out of your yard? We are looking at land most likely in the Summerville, Goose Creek, or wadamalow island area, all which seem to have some sort of water around, so how do we deal with that especially since we will not be in a busy developed subdivision?
-And anything that keeps snakes out? Like a spray or powder to spread around perimeter?
-Can anyone recommend any good custom home builders?

I can only help answer a few questions. We live in summerville and our electric is 150 month for 1300sq ft. Water and sewer is 45 month. Our car insurance is 190 for 2 newer cars with Full coverage. Our security 45.
I can't help with land or custom builder questions.

Yea we just need to be around some green again! Do you like summers here in AZ or there in SC better? People I have meet have said both one or the other...
That will be nice to have a lower water bill for sure! Here it is getting crazy, just raised it again, grrr...

I like heat and would take it any day over the cold weather. It's much more humid in SC, but AZ does get humidity during monsoon season. Arizona does get hotter though, especially Phoenix, seems like it breaks records every year! We really love Summerville. We also lived in Goose creek for a year. We are really happy with our move here. If you are looking for green we have lots! One of the things I love about the area is that you are close to the ocean but also have forest.
Thats what we are super excited about, is the forest with the beach nearby! Yes we are breaking heat records too much! It was 85 degrees the 2nd week of Feb! Horrible! We can't wait to visit! Thank you for your info!!!

I think you would find that prices of utilities and auto insurance are no more, maybe less than the numbers you quoted. HO insurance depends somewhat on how close you live to the coast (Summerville is not close for insurance purposes, Wadmalaw might be) and flood insurance might be required with a mortgage depending on the property.
You won't want dogs going into fresh water unless you're sure there are no gators in there. Even if there wasn't yesterday, there might be today. Young gators venture out to find new territory as necessary. A simple fence should stop them from coming into your yard though. We do have snakes including poisonous snakes. I don't know of any deterrents for them but snakebites are not that common and lots of people have dogs in the country without problems.
