Can anyone give me an idea of the price per square foot for building a custom home on James Island?

If you can watch the costs and have allowances with your contractor, then $140 sq foot. If not then more like $200 sq. foot. I just finished a ground up build in May and it was about $135/sq foot but I am a hawk. It's a great looking house and would show nicely as a model with big baseboards and mouldings, impact glass and beautiful kitchen and bath. Very modern looking with stainless appliances and all frameless shower. I hope it helps. If you need a spreadsheet with all the costs just msg me your email. Good times ! grrrrrr

There was a recent thread on this regarding building in Mt Pleasant. Thaifood did a great job getting his house built at low cost, but recognize that it takes a lot of time and some prior experience to accomplish those numbers. There are varying degrees of involvement and corresponding cost savings though, and you can choose to be your own contractor to whatever degree works for you.

Builders and subs are pretty busy these days. Where on James Isl are you looking to build?

Be aware that it's likely to be in a VE flood zone down Sol Legare. That might change next year but that's what most of Sol Legare is zoned at the moment.

We looked at that area too. Couldn't get over the neighborhood and bad elem school assignment. Not to mention that most of the lots we looked at had weird easements, etc. Tread carefully.
