That budget can get you in Mt Pleasant, Downtown Charleston or James Island and be reasonably close to a beach. Mt P and James Isl will be suburban and closer to the beach, while Downtown would be urban and a bit more of a ride. The three beaches have considerably different characters so you might want to figure out which beach you like best.

Of the three, you'll get the most house for your money on James Island.

In Mt Pleasant: Hamlin Plantation, Brickyard Plantation, Carolina Park (a bit further from the beach), Seaside Farms, and pretty much everything on Rifle Range Road would be close to the IOP connector.

James Island: Seaside Estates, Fort Lamar, Secessionville Acres, Ocean Neighbors and anything on that side of the island will be close to Folly Beach.

How far (distance or time) do you consider 'near' the beach. Depending on that answer you might be able to cast a wider net. And certain areas of the various towns have shops/restaurants in waling distance that satisfy some people's desire for an urban environment without being downtown. This might let you also look at Windermere/Avondale in West Ashley.


Be warned- some of the local private schools can be quite pricey. Generally folks who live in Mt Pleasant factor savings because of the higher ranked public schools into their purchase. James Island also has some strong schools.

John is right (as usual). The towns and beaches all have their own unique vibe. You really need to visit and see what suits you best.

I'm joking, 2 worst areas of James Island for sure, Westchester, the hood, no safe place, investment potential if you believe in miracles.
Next, just behind Westchester; Fleming Rd. / Central Park, stay away from these areas...

Check out old town MP. Close to the beach and decent walk ability. I wanted downtown, father in-law wanted suburban, so we settled on old town.
