I've been looking at houses in Summerville (from here in NY) and one house in White Gables has been on the market for 4 months. It looks lovely and is the right size etc. The price reflects the fact that there is no garage, but there looks like a cement pad where one can be built.

So, I asked my realtor why it was on the market for so long - as compared to every other house, and she contacted the listing agent who said it was because it had no garage.

Not sure I agree with that, as I have seen other houses, without garages, that sell much more quickly.
Can anyone give me an idea of the cost of building a one car garage in that area?

I checked the Dorchester County building permits for 2017 and found this for a 240 sq foot garage in that subdivision (and I'd guess most are that size):

I would find something done and absorb the cost into your mortgage.
Custom building can be a big pain.
