They are supposed to be building a Publix shopping center on the corner of the 4 way stop on Hwy 61 & 165. I know they are going to build a Harris Teeter across from The Ponds with other shops and there is supposed to be a movie theatre also. I have talked to someone involved and they say the project is still on. So closer shopping is coming to the area.
Magnasty, can you give a general idea of taxes and HOA dues in Legend Oaks? Is it higher because it is so nice, or lower because of revenues from the golfcourse and club fees etc.?
Location, Location, Location.....No contest, IMO. Park West has everything you need in a community. You may get more house for your money in Legend Oaks but not that much and the difference in location is worlds apart. Legend Oaks has 1 golf course, PW has 3 within a mile, if you're into that. The schools in the comunity are a huge attaction, as well. There's a Publix in the community and a relatively new Super Walmart across the street with a new shopping area, as well with Mellow Mushroom, Carrabba's, East Bay Diner, Wild Wings, to name a few, all within 5 minutes. Proximity to the beach, Mt Pleasant Towne Center and downtown are unbeatable. Just my opinion, of course.
I live in Park West & have looked in Legend Oaks. I've not seen that you get more for your money in LO. I personally feel it's completely the opposite. Someone said that for $300k you can get a cookie cutter in PW or a really nice home in LO. Have you actually seen what's available in LO for $300k? Talk about cookie cutter. You get pretty much what you pay for in both neighborhoods, in my opinion.
There is also a new Harris Teeter going in on 41 in back of Park West & beside Dunes West/Rivertowne. Along with the Publix inside Park West & Wally World across 17 you really can't ask for more.

And we have Just Chill a great little grill, New Japanese Restaurant, ESAC, nails, tanning, drycleaners, ABC store, Donuts shoppe Doctors, Vets, day care, BBQ
The house we're closing on at the end of this month is in Legend Oaks. Cookie cutter it is not. It's a custom-built resale. There is no other house like it in the neighborhood. We fell in love with the Ashley River Road area in general.
Congrats!! Good luck on your new home. Legend Oaks is my favorite neighborhood in Summerville. I don't think it's cookie cutter at all, thats why I like it so much.
