No, I'm talking about above and beyond that done by someone who knows a bit more. With the house we live in there was massive dry rot - joists were coated in orange and the subfloor was delaminating and crumbling. Some of the joists were bad enough to grab and pull chunks off of. The inspector noted nothing.

Wow, I'm sorry to hear it. Was the damage covered by insulation or sheetrock/plywood as is sometimes the case in a raised house?

No, the previous owners removed all insulation underneath the house. I found out later that they knew there was a major condensation problem in the crawlspace a couple of years earlier and the insulation was saturated. It was not resolved until I encapsulated the crawalspace, and even then the living space had humidity problems as well.

It was in plain sight to inspection. I asked before someone went under the house why there were a couple of spots in the hardwood that were soft (deflected) and when they got out I basically got an everything's fine answer.

Instead of investing in a worthless judgement against anyone I just rebuilt and moved on with life. Replacing all the bad wood underneath the house was a great opportunity to redesign the floorplan and rebuild basically everything to the point that only a few walls remain.
