Need you all's opinion: Do you guys think MTG rates will go up in the next 2 weeks?? I have someone offering me 3.75 w/1% origination fee and am being advised to lock in right now what do you guys think??

Need more information- loan amount, value of home and credit score.

Today 3.75% should be no points/ no closing costs with 740+ credit, 75-95% loan to value and a minimum $200k loan amount.

Sounds like your talking to a bank- get a referral to a broker.

It is a broker i am talking to; loan amt is 300k, value of home is approx same, score is around 720 i think. I feel they are charging more but don't know how or where to go to compare. Its is a 80/20 loan.

Use Costco mortgage program, their brokers offer best rates.

No the rates won't go up. If they try to raise them, it will destroy the economy. I think you should hold out for a deal without the 1% fee or look elsewhere. There is no need for it except to make pure profit for the broke. Make sure you study your good faith estimate. They love to tack on fees there too.

Need to know:
Value of home
1st mortgage loan amount
2nd mortgage(if any) loan amount
credit score- need firm number because rates change every 20 points. 740+,720-739,700-719 etc etc down to 640.

Rates change everyday. It's really hard for anyone to say. Tomorrow they could very well be 3.25

If all is true, you should be getting around 2.75% from Costco brokers (no downpayment from you)...just try it out, nothing to loose. Plus Costco will pay part of the fees.

Could I take you up on this offer, possibly? We've been advised to switch up our mortgage, and just curious high level where it might put us rate wise, etc.
