As to the price, it appears that Unbridle house is already discounted. Who knows why it is still on the market. Maybe the right buyer just hasn't come along. Maybe they don't have to sell and can hold out on price.

There is another house of comp. sq. footage down the street that is going for $100K more. Houses on Churchill Downs, Kentucky Derby and Alydar all went for well over $1M recently.

Looking at the sales history on that PD house, it appears as if the buyer got it at a pretty good price... maybe the problem was it was priced too low (original sales price over 7 figures), and scared people away. Could explain why it's still available and the seller hasn't budged on price... Maybe they thought that such an attractive price would sell it quickly and in fact gave the impression that it was "too good to be true" Still looks like a bargain to me.. I doubt it will last another season considering inventory there.

PD is a great area in one of the best school clusters.
JW homes are probably best value homes and their neighborhoods are greatly designed.

If you are open to spend more I would also consider Firethorne and/or a bit less Weddington Chase which are also great neighborhoods.

Thanks Bob. I thought of this as well when examining this home until I actually toured it and got the sense that it's not very well taken care of, shows really poorly, and may have some issues once you peel back the skin. Seems to have all the makings of someone who walked into a foreclosure which turned out to be more house than they could afford to maintain and decorate properly. I saw two other homes in PD in the same situation.....people who would have normally purchased a $400-$500K home but lucked into a foreclosure worth $800-$900K and maintained and decorated it like a $400K home. I guess one would say this would make a potentially good investment opportunity to snag a home that doesn't show well but with a little TLC it could look like a $850K home again. That's my decision. Do I go with a nice newer home that's plug-and-play, clean, in a neighborhood with almost no amenities (Waybridge) or purchase a home in a neighborhood like PD with better amenities and into a home that needs some TLC but isn't as attractive (curb appeal)? Both the Marvin and Weddington school clusters look great for my kids and the commute for both my wife and I are the same.

Marvin has better commute options than Weddington to uptown and airport. 4 vs 1.
